The Lots I Should Have Bought

In 1998 I was 25 years old selling beach lots in Los Cabos. The market was early. The buyers were adventurous, mostly Americans and Canadians who had heard about Baja and decided to move on instinct before the infrastructure caught up with the idea.

I was good at it. I understood the product, I understood the buyers, and I could see what the peninsula was going to become. Every lot I showed, I believed in. That part was easy.

What I did not do was buy one.

The lots I sold for $75,000 to $150,000 are worth several million dollars today, if they were even available. The $150,000 lot was a trophy location on the East Cape side of the peninsula. I helped sell it. I moved on to the next one.

I left Los Cabos in 2001, right after 9/11 hit the market hard. I went back to Canada and spent the next two decades in commercial real estate. Good work. Real deals. The whole time I kept watching what was happening in Baja.

In 2009, in the middle of the financial crisis, I finally started buying land on the East Cape, at prices the panic had created. Two of the four lots I hold there today came out of that window.

In 2020 I put a property in Los Cabos under contract before I left Canada. I came back as a principal this time. In mid-2025 I moved to Mexico City as a permanent resident.

The return was not only a lifestyle decision. It was a correction.

I did not come back to sell lots for other people. I came back to operate in markets I understand, with the discipline I spent twenty years building in Canada, with my own capital committed on the ground.

That is what this site is about. Not a fund. Not a platform. One operator, two countries, a structured evaluation process applied to every deal, and a small number of people who want to understand what is actually happening in these markets from someone who is in them every day.

If that sounds like it is worth a conversation, get in touch.
